Local Market Updates, April 2023

First of all, all real estate is local. The national news provides a very broad picture, but what happens on either coast may not be what we are actually experiencing in Kansas City. My job as an agent for buyers and sellers is to provide LOCAL information on what is happening here. Your most important real estate decisions can then be based on facts in our market, not what a morning talk show host is featuring.

For instance, looking at the chart below for Johnson County, if you were wondering how long it will take to sell your “average” house, days on market until sale has increased from 18 days in March 2022, to 32 days in 2023. If you are a buyer, and have a family member telling you to make an offer under list price, you would see that sellers are typically getting 102% of their listing price, and can reasonably conclude that your offer of 85% of list price most likely won’t be accepted as the winning offer.
